Recent market trends in the Baltimore Washington area and around the Country have been generating a lot of buzz lately. Inventory in many areas is way down, and that is forcing buyers to act quickly in order to get the home of their choice. But as always, I like to look at the numbers a little more deeply. Below are several statistics: each is for a one-year period over the last 3 years. It is interesting to see the congruence among the data for Market Activity and Days on market. While the numbers have changed, there is clearly a seasonal pattern which emerges. I find it really interesting that in the first chart, Market Activity, the current year starts off as the lowest of the periods, and ends well ahead of the other two.
Of course we can hope that this trend will continue. However, in a fairly free market like real estate, as the information about low inventory and buyer demand permeates the market, it will be interesting to see how many sellers enter the market, and what that does to prices and days on market.
